Stephanie M. Tita is a member of Andrascik & Tita LLC.
Her practice is focused in the areas of real estate finance and securitization. She has experience in representing issuers, underwriters, master servicers, special servicers, loan sellers, rating agencies, lenders and investors in transactions involving CMBS, RMBS, ABS and CDO securitization, whole business securitization, mezzanine financing, warehouse financing, senior, subordinate and pari passu debt financing transactions and post-closing modifications. Ms. Tita also represents lenders in connection with the origination of commercial mortgage loans. Prior to becoming a member of Andrascik & Tita LLC, Ms. Tita was a partner at the law firm Dechert LLP in the firm's finance and real estate group in New York.

Experience and Background
Barbara A. Forte is a member of Andrascik & Tita LLC. With close to thirty years of experience in commercial lending and finance, first as a banker and then as a practicing attorney, her practice is focused primarily in the area of real estate and commercial finance. Ms. Forte represents lenders and borrowers nationally, in both bilateral and syndicated transactions, in structuring, documenting and originating complex commercial and real estate financings as well as in loan workouts and restructurings. Ms. Forte has extensive experience in the area of construction lending as well as acquisition, development and term loan financing in a wide variety of asset classes, including multifamily developments, retail and office properties, mixed use projects and industrial buildings. Ms. Forte also represents her commercial lending clients in secured and unsecured term loans, revolving lines of credit and other commercial credit facilities.
Prior to becoming a member of Andrascik & Tita LLC, Ms. Forte was a shareholder at the law firm Buchanan Ingersoll & Rooney PC in the firm’s financial institutions, real estate and bankruptcy practice in Philadelphia.

Experience and Background
Miriam Schneider is senior counsel with Andrascik & Tita LLC. She has worked on a variety of matters focused on real estate finance and the representation of institutional lenders. Ms. Schneider has handled all aspects of commercial real estate lending for institutional lenders, including originations, complex syndications, sales, and modifications. Ms. Schneider has also represented a national rating agency and multiple servicers in connection with the issuance of commercial mortgage-backed securities and securitized loan modifications including assumptions, borrower and collateral substitutions, equity transfers and restructurings, mezzanine debt, participations and note splits. Ms. Schneider was previously an attorney in the Hartford office of the law firm Dechert LLP in the finance and real estate group.

Experience and Background
Keith ArmstrongKeith E. Armstrong is senior counsel with Andrascik & Tita LLC. He has a wide array of legal and business experience in commercial real estate. Following a federal clerkship, Mr. Armstrong began his legal career as an associate at Dechert LLP, representing lenders, borrowers, servicers, special servicers and a rating agency in a wide array of transactions, including mortgage and mezzanine loan originations, workouts, securitizations, loan modifications, and defeasance transactions. When Mr. Armstrong left Dechert, he spent four years in the transaction management group of Capmark Finance (f/k/a GMAC Commercial Mortgage), eventually co-heading that group, where he negotiated the origination and disposition of billions of dollars of commercial mortgage and mezzanine loans for securitization and balance sheet hold, including loan sale, co-lender and intercreditor agreements. Mr. Armstrong spent another four-and-a-half years at Capmark working out more than a half-billion dollars of loans in forbearance, discounted payoff and deed-in-lieu of foreclosure scenarios, also foreclosing on, and disposing of, REO properties, including a variety of litigation and bankruptcy scenarios.
Mr. Armstrong continues to focus his career on serving his clients in a broad range of commercial mortgage loan matters, including originating and purchasing syndication interests in commercial mortgage loans. He also represents his clients in servicing and special servicing matters related to commercial mortgage and single-family residential mortgage loans. Additionally, Mr. Armstrong represents a nationally recognized statistical rating agency in securitization issuance and surveillance matters.

Pamela J. Griffen has more than thirty years of paralegal experience in a wide variety of legal settings. Her practice is focused primarily in the areas of title and survey review and real estate finance. She also has experience in corporate matters, due diligence review and document preparation. Prior to joining Andrascik & Tita LLC, Ms. Griffen was a paralegal at a law firm in Philadelphia, working on complex commercial mortgage loan and other secured and unsecured financial transactions on both the lender and borrower side, as well as assisting in a wide range of corporate and healthcare financing and other matters involving asset acquisition and disposition.
Ms. Griffen graduated from Thomas Edison State College with a BA in Social Sciences and History.
